When you have decided to sell your property, we will need to start collating all the elements that are required for us to market your property.
This includes:
Taking measurements of room sizes.
Creating a floor plan.
Taking photographs.
Preparing an Energy Performance Certificate.
This generally involves:
Discussing your property in detail with the team so they know what they are selling.
Uploading your property to our website, Rightmove, On the Market, and many others.
Matching your property to our clients via email and telephone.
Updating social media with your property details.
When a property first hits the market viewing activity is usually at its peak. We will call you in advance of all viewings.
Once the viewing has taken place we’ll let you know how things went, together with feedback from the potential buyer.
We will financially pre-qualify any prospective offer for you, checking out the buyer and their position including any chain they may have above or below them.
When an offer has been agreed we will officially instruct solicitors to start the conveyancing process, if you do not already have a solicitor we will be happy to point you in the right direction.
Your solicitor will send out a Draft Contract pack and then reply to an enquiries raised by the buyers solicitor.
We contact all parties on a regular basis and make sure that the sale is kept on track.
Our aim is to keep the transaction as smooth as possible.
Once both solicitors have everything in place a moving date will be agreed with all parties.
The buyer will be requested to pay their deposit and contracts can be exchanged.
You can start planning your move, making sure to inform all relevant utilities.
Completion day, you will be required to leave a set of keys with us or your solicitor in readiness for the key hand over.
Once the solicitors have received all the monies we get a call to release the keys to the buyer.
